Sales Of Existing Homes In U.S. Fell 27.2% In July

Sales of existing homes in U.S. fell 27.2% to 3.83 million units SAAR; the lowest reading since 1996. Consensus was at 4.65 million.

Total housing inventory is at 4.0 million units vs. 3.9 million units in June. Months supply rose from 8.9 to 12.5 months; all-time high.

U.S. Existing home sales fell 5.1% to 5.37 million units SAAR. Consensus was at 5.1 million.

Total housing inventory is at 4.0 million units vs. 3.9 million units in May

Months supply rose from 8.3 to 8.9 months.

Total housing inventory is flat at 8.3 months cover.

Existing Home Sales Rose 7.9% In April

Existing home sales rose 7.9% to 5.77 million SAAR. Consensus was at 5.6 million. Again, the first home buyer tax credit expiring.

Supply jumped 11.5% to 8.4 months cover.

Existing home sales rose 6.8% in March and reached seasonally adjusted annual rate of  5.35 million units vs. 5.25 million units consensus and  5.02 prior reading.

U.S. Housing – Strenght or a Relapse?

Existing Home Sales came at level of 6.2 million vs. 5.7 million consensus and 5.6 million level the month before. Positive figure courtesy of late extension of first time home buyer tax credit (closing required by November) and record low mortgage rates.

Looking back to the last’s week housing data it appears that the odds in favor of a relapse increased. Firstly, the National Association of Home Builders Housing Market Index was unchanged at 17 in November (the October figure was revised from 18 to 17). Looking at the graph, a clear gap between expectations component and the current  components.

Home Sales And Government Incentives

Markets ended lower despite existing home sales data (thanks to tax credit and seasonal adjustment looking exceptionally good) which came at 5.57 million at annual rate vs. 5.35 consensus and 5.1 in August. Blomberg story: U.S. Economy: Existing Home Sales Surge on Rush for Tax Credit. Median home price fell 1.4% on monthly level despite reduced share of distressed sale of 29% versus 50% levels earlier this year. The question here is weather we will see cash-for-clunkers winding down effect here or extension of the program. My guess is extension of some kind.
